Real Talk: Via Verde Owners Are Sitting on 24 Years of Equity

Here's a neighborhood people outside San Dimas don't talk about enough: Via Verde.

It's over 1,100 homes tucked into the San Dimas hills, mostly built in the 1970s, around 1,900 square feet, four bedrooms, with about a third boasting pools. Typical recent sale is around $736,000. But the number that jumps out at me is tenure: the median owner has been there about 24 years. That's one of the longest-held neighborhoods in the entire Inland Empire.

Why does that matter? Two reasons. If you're a buyer, homes rarely come up here — so when one lists, you move fast and you come pre-approved. If you're an owner, you've likely built enormous equity and may not realize how much your options have changed: sell, downsize, pull cash out, or buy the next place. That's a conversation I have with Via Verde owners all the time.

It's also a stable, 92%-owner-occupied family community — the kind of place people buy and stay for decades.

Curious what your Via Verde equity looks like today? Find out what your home is worth, or see live San Dimas listings here.
