People always ask me where they get "the most house for the money" in the Inland Empire. My honest answer lately is Ontario Ranch.
And it's not a hunch — it's in the numbers. Ontario Ranch is one of the newest master-planned areas in the region (most homes built around 1995 and newer), and the typical home is big — roughly 2,300 square feet. But it has the lowest price per square foot of any community I studied in our core cities (about $151 a foot on the sales I reviewed). Translation: you're buying newer, larger homes for less per square foot than almost anywhere else nearby.
Typical recent sale runs in the mid-$500s, and it's overwhelmingly a family, owner-occupied neighborhood — about 88% of owners actually live in their homes rather than renting them out. That's the profile of a stable, move-in community, not a speculative one.
Who's it perfect for? Move-up families — folks who've outgrown a starter home or first condo and want square footage, a yard, and newer construction without jumping to a $900k price tag.
One more thing I noticed digging through the ownership records: a large share of Ontario Ranch owners have been in their homes a long time. That cuts two ways. If you're a buyer, those long-time owners are your future inventory — when they finally list, that's your shot in a tight market. If you're one of those owners, you're probably sitting on more equity than you realize.
As your broker AND your lender, I can run your Ontario Ranch numbers both ways in one sitting — the home and the loan. See live Ontario listings and market data here, or find out what your Ontario Ranch home is worth.
